How to Build a Detached Garage

Building a garage that is detached from a residential structure will increase the value of your property provide protection for autos and additional workspace or storage. Consider using building materials for your garage that are recycled. Homeowners with heavily wooded areas have the option of using the timber cut from their property to erect their detached garage. There are many pre-fabricated kits available for sale that can make building a detached garage less challenging than building from building plans. Building plans, permits and a number of inspection before, during and after your garage has been built will be required with very few exceptions. Plans for detached garage structures can include a second story for additional storage or workspace.
Get started with your detached garage construction by identifying the area your garage will be built on and have your land tested for radon prior to any construction. Purchase the necessary materials and tools and expect to hire qualified workers or friends that can follow your directions or installation instructions.
- Determine the location and size of your detached garage and begin clearing the land that your garage will be built. Make sure there are no trees on or adjacent to your property that will hang over your garage after it has been built. Clearing the land around your detached garage will offer some protection incase of fire or extreme weather events.
- Batter boards should be set to mark the precise placement of stakes for exact measurements and footing. Foundation walls should be built and filled in with crushed rocks before the concrete is mixed to pour the garage foundation. Depending on the size of your garage structure you will need several tons of crushed rock to fill in land before the concrete is poured.
- Pour concrete onto the filled area, smooth the slab and seal the foundation.
- Frame your detached garage with the building material of your choice and add on the garage roof. Roofing material on your garage should complement the roofing material on your home.
- Install garage doors and siding. Windows and stairs can also be installed at this time. Select materials that will increase the value of your real estate and make sure to insulate the garage just like you home.
- Wire the garage with electrical outlets, lights and finish the interior walls. Consider incorporating energy efficient lighting for added value.
- Install flooring and finish the exterior of the detached garage with paint siding or stucco. Building materials that will add value to your project include recycled and eco-friendly materials.
